The Importance of EICRs for New Homeowners

Why are EICRs so important if you’re a new homeowner? We’re going to be looking at exactly that today. When you move into a new house, there may be all kinds of different anomalies that have to be ironed out before you can safely move in. Your electrical installations are no less important because if your home is unsafe, it could pose a danger to life. 

What is an EICR report?

Before we proceed let’s take a quick overview of what EICR Reports is and what purpose it serves. EICR stands for Electrical Inspection Condition Report and will involve carrying out an in-depth inspection of your home looking at electrical installations and systems. There are 3 different categories which look at where there is imminent danger and needs immediate attention, potential danger if something isn’t sorted out as soon as possible, and a third category where electrics that don’t pose a threat to life but still needs improvements. 

When should you carry out an EICR?

Electrical installations and systems will need EICR Reports because everything wears out in the end. Normally, it’s advised there everyone from business owners to homeowners get an EICR done because all installations and systems will deteriorate over time. It’s especially important if you’re about to move into a new home. If it’s a period house, no matter how much you want to keep everything original as much as possible, you will probable have to change your electrical installations and fuse box. This is especially the case if it was made before the 1970s. Faulty wiring could cause an electrical fire and other dangerous accidents. Fuse boxes built in the 60s and 70s won’t have RCDs either. This helps cut the electricity if something goes wrong e.g. a fuse blowing or a faulty wire. You’ll find RCDs in your fuse box, but anything prior the 60s and 70s won’t have this. If you’re a business you should have an EICR done every 5 years, for landlords, every time a tenancy , and if you’re a new homeowner every 10 years, unless you’re lucky enough to move into a house with a swimming pool, in which case it’s annual testing for you.
